But its location is 100 percent Rosemary, perched just above the restaurants and shops of North Barrett Square. Each of the three king bedrooms in this sleek condo are beautifully furnished with their own private, covered balcony. But you’ll also find a bonus bunk area with two twin beds – each with their own TV – and sliding barn doors for privacy. Many of the communities along 30A are continuing to expand, so many more individuals can come enjoy the crystal blue waters of the Panhandle. Unfortunately, a side effect of this is construction and all the items that come along with it, such as noise, road blocks, etc. We understand this can be inconvenient for our guests, which is why we have chosen to make all possible guests aware of the possibility of this during their beach vacation. As most of this is outside of 30A Cottages realm of control, we are not able to offer discounts/compensation for any noise complaints, road blockades, etc. during a guest's stay. Parking
On The Square has designated, covered parking for only one car in the assigned area behind the Georgetown building. 1 Car overflow parking is available on a first come, first served basis along the main square lining the front of the building. This home is issued only 2 parking passes per HOA.

Parking in the Rosemary Beach community may be challenging. Not all properties have designated parking. Please keep in mind, properties with designated garage access may not accommodate larger vehicles. Permitted on-street parking is available on a first come, first served basis. On-street parking is only permitted if your car is parked in a lined parking space with a valid parking permit/hang tag. Tags are limited to a certain number for each home. Proximity to your property is not guaranteed. Permits/hang tags are not required for vehicles parked in private garages or driveways. The Rosemary Beach Property Owners Association strictly enforces all parking regulations. 30A Cottages will not be liable for any fine or towing expense incurred by any guest staying in, or visiting, your home.

Reservation/Booking Policy
***The cancelation policy and terms of the 30A Cottages & Concierge Vacation Rental Agreement emailed to you at confirmation override any terms and policies from a third party booking site such as VRBO.com, HomeAway.com, or VacationRentals.com. We are not able to reimburse any additional service fees incurred for online bookings outside of our company website since these fees are charged by a third party. We do not offer 100% refund for cancelation at any time after the booking has been processed. A 5% cancelation fee will be charged to cover credit card and document processing for all cancelations.

We loved the location and the large balconies overlooking the square. The layout of the unit is large and spacious. It is nicely decorated and the kitchen is stocked with plenty of utensils and cookware. The staff was very friendly and responsive to any questions I had and quickly addressed a housekeeping issue after arrival.

This is our second year in 201 Georgetown. The apartment is well laid out, with the Master Suite in one side and the other two bedrooms in a separate wing. We returned because the location on the square is perfect for us, although looking out the window and watching them make fudge in Kilwin’s candy and ice cream is hope,was,y attractive. We were there in January, when the Square is very quiet. We love Rosemary Beach. We stayed for three weeks and didn’t have a car. One order from InstaCart got us going, and then bike rides to the new Publix in Watersound kept us stocked up. We are avid swimmers and the availability of swimming pools is important. Unfortunately the indoor Sky Pool closed for maintenance at the end of our second week. The alternate was the outdoor Cabana Pool. A kerflufle with the access cards made us miss a day but otherwise this was ok, although the cabana pool can’t really accommodate more than three swimmers. It took some fortitude to get in the pool when the air temperature was in the low 49s but the pool was heated to about 83. We were in contact with 30A Cottages a few times and they were responsive and helpful, especially Jacklyn.

46 Barrett Square #201 was a perfect home away from home. It was spacious, even when we had six adults and one toddler. We set up a porta crib in the bunk room. The kitchen is well equipped, and bedrooms and bathrooms were very nice. We were there in January, and the building and neighborhood was quiet, COVID kept us out of the bars and restaurants, which was disappointing, but we did a lot of take-out. Like everything in Florida, the apartment is designed for warm weather. All the windows and doors made the living room cool. The apartment could use a few couch blankets, but we used the provided king-sized comforters. We could have turned up the heat but we liked the bedrooms cool.The apartment does not have beach towels or laundry detergent. There was a small supply of paper towels, toilet paper, dish soap, but plenty of dishwasher pods. We could have used a dish scrubby. We did not have a car, and didn't need one. The location was perfect. Three minutes walk to the beach and three minutes to Sky pool. We could look into Kilwins Chocolates from our living room and look at their specials. We were above a sandwich and donut shop, and across the square from a liquor and coffee shop. The bike pickup spot was also visible from our windows. The bikes were nice, and we rode to a state park to the east and to a lovely under-utilized nature trail a mile west. We used food services to avoid renting a car or even going to Publix. The first day we contracted with Beach Butlers to provision the apartment. They did a great job but the food ends up being about double in price. Subsequently we used InstaCart, which worked out well.We are competitive Masters (adult) swimmers, and although the ocean was too cold, we were in the Sky Pool almost daily. That pool worked out ok. It is 25 yards (about) by two-lanes, but without a lane line. It is too warm for serious workouts at about 84 (competition pools are about 79). It was good for our 18-month granddaughter on a rainy, cold day. She , also enjoyed the Coquina Pool on a couple of days when it was sunny with air temperatures in the 69s. The Sky Pool is a covered pool, not an indoor pool. There are large cracks between boards in the walls, and the air temperature in the pool is close to ambient on a cloudy day. We specifically looked at a resort where we could swim, so the Sky Pool was important to us. The Barbados and Cabana Pools were not heated, and were probably in the 60s.The amenity package did not include the fitness center, which charges $25/person/day to use their machines. We did not use this facility. Wi-Fi was good, although the printed instructions in the apartment are wrong. The email from 30A has the correct password. The TV has Netflix included. We brought a Chromecast to stream from a laptop, which allowed us to see football playoffs that were blocked by the local channels. 30A did a good job of communicating with us. We still had some questions, but they were responsive. We are planning to sign up for next year.

We had an amazing stay at Georgetown on the Square. The location to everything is perfect. I will suggest if you Uber from the airport to book your return ride with that driver then as well. We love to walk around the Rosemary area to all shopping, dining, beach, etc. The condo was beautiful, large, and comfortable. We had 6 adults and had plenty of room. Beautifully decorated and provided every need. We certainly hope to make return visits!

This is a beautiful, clean condo. The kitchen was well-stocked, there were plenty of towels and washcloths, beds were comfortable, and the drapes blocked out light at night in the bedrooms. There were a few lightbulbs that were burnt out but they were able to address those the following day. The location is great. The only negatives are that the thermostat was locked so you could not set it below 70. They said it was because it freezes up if the thermostat is set too low. My spouse and I, as well as my parents, both got hot during the night. It would have been nice if we could have turned it down a couple degrees at night. The lighting in the master bath is quite dim and it would be nice if brighter bulbs were used or there were an additional light fixture. Overall, I would highly recommend this place and would stay here again.

Lovely spacious condo for up to three couples. We were two couples so plenty of privacy in bedrooms/bathrooms. Very comfortable main living space and kitchen with high end appliances. Beautiful porches for relaxing and reading. Secure building with code required for entry/exit. Excellent coffee and Charlie's donuts in café below. 30A Cottages and Concierge are excellent, always provided timely information regarding booking and information regarding stay. They respond immediately to emails. Will book with them again!

This is a great location above Barrett Square. There are multiple balconies to sip wine and relax above the hustle and bustle, and we had no issues with noise at all from the square. The house is well appointed and spacious. It was a short walk to the beach as well. We would definitely come back!

The 30acottages staff was always helpful and quick to respond! We had the most relaxed, wonderful time and that location was perfect for 2 couples enjoying a get away! Our only comment, which is just a suggestion, is to include a box of Kleenex in each bathroom. Even the market by Seaside was out and since we were eating out all our meals, we didn't need to go to the grocery. Also, the home is so lovely and I know renting might be challenging with visitors at times. There was a sign on a wall in one bedroom that said something like....enjoy your trip, please don't steal our stuff. Not necessary for guests to read. Anyway, thanks for everything. We will be booking through you soon!

Prime location in the center of Rosemary Beach ... close to restaurants, shopping and a quick easy walk to the beach. The floor plan was perfect for our family. We could cook meals and watch tv together and yet everyone had a room/bathroom to retreat to for privacy. The balcony seating was great to do some good people watching and enjoy the evening breeze. The home was clean and ready for all our needs. Kitchen was well equipped for cooking some meals inside. Also having access to 4 bikes was such a treat and a great convenience for some bike riding on the paths along 30A. We would definitely rent this beach home again! Thank you.

We loved the property! It’s huge. A full 3 bedroom with a large bunk room (4th bedroom).. brand new. Master is very nice. Kitchen is well equipped and you just can’t beat the location in Rosemary. Right on the corner above the square. We loved sittti g on the balcony or strolling down to dinner. Grabbing the bikes for some exercise and exploring the nearby towns as well. It was chilly when we were there so we didn’t really use the pools but they look beautiful. The beach is of course gorgeous.. nice to have the easy private access. Great property for a nice romantic getaway or a few couples.. or during busy months a great place for a family or two to stay with the kids. The finishes in the property are very nice as well.. wolf, subs, Koehler, delta, quartz etc.. will hopefully be back soon with our kids and friends.

This place was amazing...it is obviously brand new. The unit was very spacious and the modern beachy atmosphere was really nice. Kitchen and bathrooms are large and gorgeous. Everything about the building is very upscale. There are so many sweet little shops and great restaurants steps away! The main balcony wraps around the building and has tons of space (and 3 of the bedrooms have additional balconies). Since it is at the end of the strip, the balcony was pretty quiet. We could hear a quiet music from the restaurant at the other end of the block. Splendid place to sit in the evening. 4 bedrooms (3 king and 1 bunk room)...2 of the kings have ensuite baths. This condo would be perfect for 2 families, or 1 family that wants to bring along a nanny or grandparents. We had (very) last minute travel changes due to an east coast hurricane and it was easy to book this unit last minute. We needed a few things from housekeeping and they were delivered within 30 minutes. Note to owner...the only things I would suggest are a hairdryer or two, bathroom hand towel rings/bars by the sinks, oven instructions, and an easier way to turn on the master shower (unless we were doing it wrong, it is tough for someone short to reach). Other than these very very minor things, the unit was perfect. I would book this unit again!!

Great spot. Very clean, convenient to everything. I'm hesitant to share how much we loved it for fear of never being able to get another reservation! This one checks all the boxes, book it.
