Private Pool & Spa ~ Heating: 
For extra comfort during the cooler months, you may add pool heating (Nov–Apr) to your stay for an additional fee. Please keep in mind:
~ Heating is not available when outdoor temps fall below 50°F.
~ The pool and spa share the same system, so they can’t be heated at the same time.
~ The spa offers circulating warm water only (no jets).

Parking
~  2 driveway spots + 1 overflow
~  Only 1 community parking pass issued
~  Street parking permitted only in lined spaces with a valid permit
~  Towing & fines strictly enforced by the HOA

Important Notes
~ Pets Not Allowed (Excluding certified service animals only. If you are bringing a service animal, we ask that you notify us in advance and provide proper documentation so we may coordinate appropriate housekeeping after your departure)
~ Homeowners have dogs – not pet-friendly but may affect those with allergies
~ No smoking
~ Pool heating available Nov–April, weather permitting (must be 50°F+ outside)
~ Fireplace is decorative only

~ 50% due at booking | Balance due 60 days before arrival
~ Cancel >60 days before arrival: Refundable minus 5% fee
~ No 100% refund once processed
~ Travel insurance available upon request
~ Minimum age to rent: 25 years and this person must be on premises the duration of the reservation

Everything was nice, we loved the kitchen. The office area was a bonus, since I needed to work a few hours a day. It is close to the beach (easy walk) and the shops of Rosemary Beach. We are planning on renting again.

What a wonderful vacation at Piper’s Nest! Very spacious, comfortable and well appointed home that more than accommodated our group. Kids loved the pool and the proximity to the beach. Will definitely be back!

Exceeded our expectations! Plenty of room for our family of 6 plus 2 friends. Loved the proximity to the beach, restaurants and shops, and the private pool was a big plus. 30A Cottages made everything about our stay easy and enjoyable!

We were very pleased with the house and all of the amenities. We didn't need to buy or rent anything for the pool or beach. The house couldn't be more convenient to everything. 30A Cottages was great to deal with, and helped with anything we needed. We will be back!

This is our seventh year coming to 30a and our stay at pipers nest was one of our favorites. We were initially concerned the kitchen would be too small in the photos - but, it was more than spacious. Not only did it have more than everything we needed, it also has a separate beverage fridge that was very convenient. The home feels very welcoming and is quite spacious. The beds were very comfortable and the boys loved the bunk room which are also quite large. Another bonus is the pool is mostly shaded which is highly appreciated in the summer. I wish we were able to have stayed a month. Walkover D was very close and not too busy. Also - if you are a tennis player the tennis courts are right there and the workout facility is also close. Great location - right in the thick of it - but also not as in there isn’t a lot of noise from the square.

We really enjoyed this property. Great front balcony to overlook the ongoings of 30A. The courtyard is spacious and fun to relax and hang out in. The den kitchen and bedrooms were all very comfortable and well appointed. The only critique is that the master bedroom has glass doors. This can be challenging if you like a dark bedroom like myself. Otherwise everything was very nice and it was a lovely rental.

Piper’s Nest was a beautiful property in a wonderful location! The house is located close to the square and on the Green where my husband and son frequently threw the baseball and football. We observed the Sunday morning farmers market on the green from our balcony. It was only a short bike ride to the beach and the hot tub was the perfect way to end our day. We would definitely stay here again and hope to return soon!

Had a great time at Piper’s Nest! The property worked really well for our group of two families with children and grandparents. The smaller office/study room off of the kitchen/living area with a daybed was the perfect place for our 11 month old - with a sound machine on he was never disturbed. Thanks for a great week!

Lovely residence. Quality construction and furnishings. Easy access to beach, shops and restaurants. Having big pool in a large yard was great. Kids loved afternoon pool after a morning at the beach. Would definitely return to Piper's Nest.

We stayed at Pipers Nest and absolutely loved it! The home is very bright and airy, luxuriously appointed and the beds were super comfortable. Of course, the pool and courtyard are amazing and much larger than any I've ever stayed in Rosemary. We all had space to spread out and lounge. I was really surprised how quick and easy the walk to the beach was from the house and how close the bathrooms are to the beach walkover. We really enjoyed the porch for morning coffee and cocktails in the afternoon overlooking the green and when it was market day, we walked right out the front door! I will definitely be staying at Pipers Nest again!
