Important Information for Guests

  • This is a non-smoking and non-vaping property
  • No events, parties, or gatherings beyond registered guests
  • Quiet hours: 10:00 PM – 8:00 AM
  • Occupancy limited to registered guests only
  • Outdoor areas are not fully enclosed and may be visible from nearby homes
  • Golf cart use requires licensed drivers and adherence to community rules

Damage Insurance protection is included with your reservation. Please report any damage or missing items promptly. By booking, guests agree to comply with house rules, community standards, and all applicable local regulations. Failure to comply may result in fines, loss of amenities, or early termination of the stay without refund, as permitted by platform policies.

Note: Guests 5 years and older require a wristband for community amenities. Maximum 12 guests per home.

Golf Cart Information

  • Provided as a guest amenity; not guaranteed by 30A Cottages or Owner
  • Repairs or replacements are outside property management control
  • Rentals through Electric Cart Company available on a first-come, first-served basis

Pool Heating

  • Available October–April for an additional fee
  • Weather permitting; not available below 50°F or above 80°F

Parking

  • Designated parking for 4 vehicles; golf cart stored in mini-garage
  • Vehicle registration is required prior to arrival

Reservation & Booking Policy

  • 50% due at booking; balance due 60 days prior (or full if within 60 days)
  • Cancellations over 60 days: initial payment fully refundable (less 5% processing fee)
  • Optional travel insurance available
  • Not Pet Friendly
  • Check-in: 4:00 PM CST | Check-out: 10:00 AM CST
  • Minimum age for booking: 25 and must be an occupant during the entire rental period.

We had the absolute best time at the Watercolor Retreat. I brought my adult children and grandchildren. The home is absolutely stunning and every detail is covered. Watercolor itself is full of great spots and fun. I hope to return in the future and stay again!

We enjoyed our week at the Watercolor Retreat. This is the second home that we rented on East Royal Fern Dr. and the consensus of our group was that we liked this home the best. The kitchen had an easy flow and was well appointed (except....does not have cereal/soup/salad bowls..a family must...we bought some paper bowls) . We appreciated that we could leave unopened canned goods, pasta, laundry soap when we left. Bedrooms were comfortable and well appointed, the communal living spaces were roomy and easily accommodated our 12 person group. We had 6 kids aged 6-13 and they loved swimming at the community pools during the day and returning home to have a nighttime swim at our home pool. There were no pool towels provided and that was a definite drawback. Some of our party flew and did not want to waste suitcase space on towels. Our group bought/brought beach towels, but it sure would have been nice to have them available. The washer was very busy keeping up with the towel demand. All in all, it was a wonderful week. The kids love our annual trip to the Watercolor and we will continue to come in the future.

Watercolor Retreat was wonderful. This was our 18th family vacation to the beach and this home went above and beyond having everything you would need (even smores goodies.) The home is tastefully decorated and clean. It was wonderful to have the pool and the golf cart that we used daily. We really liked the location of this home. It was a very quiet area. The grandkids are already asking about returning next year. It was a great week, enjoyed by all of us.

Watercolor Retreat is truly a home away from home. When we arrived, we had snacks waiting and all the supplies for s'mores as a late-night treat. Imagine the delight of finding a well-stocked kitchen, complete with salt, sugar, coffee K-cups, and a drawer full of spices, making cooking simple and tasty. The food processor, toaster, and all other necessary supplies were available. The pool became a favorite of our adult children, who now want to relax and unwind without the crowds. In the garage were floats, noodles, beach chairs, and boogie boards. Truly, it was well stocked! The property was clean and tastefully decorated. The outdoor area was well thought out. The fire pit, pool, and covered porch were all unique. Since we had a few days of rain, being able to sit in the screened porch to experience being "outside" was nice. The upper covered deck off the master was exceptional for Mom and Dad. The master also housed an executive office with monitors and a printer. The golf cart was also a blessing. It provided a good way to experience Watercolor because many of the public areas don't accommodate vehicles, but only golf carts (The Beach Club). Truly, we have been vacationing on 30A for 25 years. My adult kids said this house was their favorite! I agree :)

We had six adults and four grandchildren with us . The house was beyond our expectations!! It was beautiful and had everything you could ask for. The pool was an extra bonus with the kids!! The week was amazing!! I can not say enough about all the people and how helpful everyone was!! Watercolor Camp was awesome with the kids and adults!! We enjoyed every minute of our trip!! This house was as well-equipped as any rental we've stayed at. The kitchen is stocked with anything and everything you could need; lovely, high-end things that were a joy to use. The furniture and linens are of the quality of a daily home, not a vacation rental. We sincerely appreciated the pool, the outdoor spaces, and the layout of the house. It was an added bonus to find beach equipment, a garage drink fridge, and games. We traveled with a group of 8 and all had more than enough room. 30A Cottages was responsive and helpful as well.

Perfect home in watercolor- exceeded all my expectations! Everything you could want in a rental property- luxury and also very comfortable The outdoor spaces - screened porch, pool etc just add to the property The kitchen is fully stocked for all of your cooking needs Golf cart made it easy to get anywhere in the resort!
